Multiple Listing ServicE, New Listings, New Construction, Off Market Listings, For Sale By Owners

Together we will determine your purchasing power, define your comfortable budget range and whether your transaction will be paid with cash or financed with a loan. If you prefer financing, we will connect you with the most qualified lenders to ensure you are pre-approved and ready to make a strong offer.

Step 3

SEARCH

Our funnel process will ensure that we do not miss anything and no options are left off the table. Our funnel will include off-market properties from our extensive network of top brokers, properties listed on the MLS new construction and for sale by owners. From this list, we will determine your must-have criteria. Together, we will determine the neighborhoods and properties that meet your needs. We will create a customized portal on the local MLS that will notify you as soon as a property matching your requirements hits the market.

Step 4

REVIEW & ELIMINATE

We will narrow down the funnel by eliminating the homes that you determine do not match your needs and
keeping the ones that excite you and meet your requirements.

NEGOTIATE

We will help prepare a winning offer by asking the right questions of the listing agents and placing you in a powerful
negotiating position. We will do a detailed market analysis showing you sold properties to help you get a feel for value. Our goal is that you pay fair market value for the home of your choice and leave no unnecessary money on the table.

BUYER-BROKER AGREEMENT

The Department of Justice has set new rules in real estate transactions since August 17th of 2024. With these new changes, an agent cannot show homes to a buyer without a buyer-broker agreement. The new changes in our industry have buyers confused about the process. By signing a buyer-broker agreement, you have insurance of a fiduciary relationship with your agent. This means they will work hard to ensure your best interest is top priority and provide expertise when you purchase a home. There are many reasons why a sale could fall out of escrow.

We’re advocates for our buyers and trusted advisors with knowledge of the nuances of Desert neighborhoods and private golf communities. We offer expertise in the process and honed negotiation skills when purchasing your home of choice. Once we have an accepted offer, we leave nothing to chance, attend to every detail and communicate with you throughout the process until the successful close of your home.


By signing a buyer-broker agreement, you are establishing a fiduciary with us which we do not take lightly. We are confident in our abilities and expertise to provide you with exceptional service and results.
